Project: Contractor's Welfare Hub

Client: Westfield Europe Ltd
Location: Westfield, Stratford City
Programme: 6 weeks

Brief

Hurst was appointed by a renowned London shopping centre to repurpose its former police accommodation and expand the facilities workshop into a dedicated welfare hub for contractors.

Having a long-standing relationship and successfully delivered multiple projects for the client, Hurst were a trusted choice for achieving the project’s tight timeframe, and strict budget constraints, without compromising on quality.

Result

Hurst successfully oversaw the transformation of the existing police accommodation into a comfortable, functional and safe environment where contractors could rest and refresh between work shifts.

Close collaboration between the client, architect, shopping centre management and Hurst throughout, ensured the project was delivered to the agreed budget and timeframe, whilst meeting the architect’s high design standards.

Scope of Works

  • Reconfiguration of existing layout
  • M&E installation and alterations: lighting, power, data, ventilation, sprinklers, fire alarms, CCTV, plumbing.
  • Installation of toilet and shower facilities
  • Fit new ceiling grid and soft flooring
Install kitchen units, secure lockers and new doors
  • Install large display tv and Welfare Hub signage
  • Tiling of kitchen and shower areas
  • Procure and fit furniture

Challenges

The client’s budget was initially set in 2019, before the onset of the Covid-19 pandemic, when the project was put on hold. When the refurbishment resumed four years later, adherance to the original budget remained a requirement. Hurst collaborated closely with the architect to develop a value-engineered (VE) design that met the required standards while remaining within the budget constraints.

The project also faced additional challenges, including working within an active loading bay and a public car park. Hurst coordinated with the shopping centre management to prioritise safe access for site users and minimise disruption to essential services.

Solution

Working as Principal Contractor, and utilising our in-house fit-out teams, Hurst delivered a scheme that provided essential amenities for on-site contractors. These services included changing facilities, secure storage, toilet and showers, a kitchen and dining area and hot desking spaces.

The refurbished space was fitted with durable soft flooring throughout, upgraded ceiling grid system, incorporating lighting, ventilation and sprinkler systems, and the existing layout was reconfigured to accommodate a toilet and shower block, changing area and secure lockers.

A spacious and practical kitchen and dining area was created, featuring new kitchen units, appliances, and tiling. Additionally, hot desks were supplied, with integrated power and data services.
